Property Tax
The tax rate is set based on the amount of revenue needed for the Town's budget. Your assessed property value, Alberta School Requisition Fund (School) and Seniors Requisition Fund (Seniors) are all added to equal your total property taxes for the year.
Taxes Required for Municipality + School & Seniors = Total Taxes to be Paid
Total Taxes to Be Paid / Total Property Assessments = Tax Rate x 1000 = Tax Rate

All Property Taxes were/are due on June 30th of the current year*.
*All unpaid property taxes are subject to a 9% penalty on July 1st, of the current year.
Any outstanding balance on a tax account unpaid by January 1st of the current year is subject to an additional 18% penalty.
Property Assessments
In Alberta, property assessments are based on the market value of your property. Market value is the price a property might reasonably sell for inadequate time and exposure to the housing market. There are characteristics of your property that are taken into consideration during the assessment such as size, type, location, style, condition, lot size, and upgrades.

All property owners are entitled to information regarding the assessment of their property. If you have any concerns or questions regarding your assessment, book an appointment with the Town's assessor. The Town of Nanton is required to use a third-party assessor, as mandated by the Municipal Government Act. We use Benchmark Assessment Consultants Inc.

If you are still not satisfied with your assessment, you have the right to file a complaint to the Assessment Review Board Clerk at the Town Office. Please note, property owners have 60 days for the date of the Tax Notice to file an appeal. The appeal deadline for the Property Assessment is July 22 of the current year.

TIPP (Tax Installment Payment Plan)

Seniors Property Tax Deferral Program
Eligible seniors in Alberta may apply for the Seniors Property Tax Deferral (SPTD) to defer all or part of their annual property taxes through a low-interest how equity loan. Community Organization Property Tax Exemption (COPTER)
Non-profit community organizations who own land or lease property can apply for tax exception through COPTER. The work of the organization must demonstrate a meaningful benefit to the community. For further information, click on the Community Organization Property Tax Exception Regulations link on the right margin. COPTER applications must be submitted by September 30th prior to the next taxation year and are approved by Council; see right margin for a link to the application.
